RAJKOT – City based, RAJKOT BUILDERS ASSOCIATION (RBA) stagged an event with glitz and glamour titled PROPERTY EXPO SHOWCASE 2019, with a forward & backward integration of INTERIOR DESIGNERS BODY.

The aim of organizing event is to showcase the world, as to how the 7th fastest growing city of India has already emerged as a REAL ESTATE INVESTMENT MAGNET in WESTERN INDIA.

With an International Airport, Well structured rail-road connectivity, Education Complex, Gateway City to Saurashtra-Kutch region RAJKOT, more famous for its CIESTA (afternoon sleep) culture is now here, to attract real-estate investments in PREMIUM & LUXURY.

The Event showcased real-estate properties ranging from 4 million (40 lakh) rupees to 400 million (4 crore) rupees, alongwith real-estate players from AHMEDABAD, GUJARAT and SAURASHTRA region, flexing their arms to sell the over-hauled housing inventory.

Four day event from 4th January 2019 – Friday  till 7th January 2019 – Monday, which witnessed Bollywood Glamour including Rimi Sen, Shamita Shetty and Raveena Tandon, has been counting on the footfalls, even when the buzz of slowdown hits the real-estate sector.

The panel comprised of Anuj Puri, Chairman, ANAROCK (Real Estate Consulting) who was very much impressed with the “Delivery” commitments honoured by the real-estate developers of the city.

Anuj, a first time visitor to RAJKOT was very well received and greeted by the fraternity, with whom Anuj equally interacted with full enthusiasm.

Anuj stressed the need of an hour, as to how the larger real-estate developers from across the nation needs to adopt this discipline of adhering to delivery commitments, as RAJKOT REAL ESTATE space has no delivery issues.

Secondly, Anuj was highly impressed with the quality, craftsman and precision of the real-estate work undertaken in RAJKOT.

Anuj emphasized on how the builders across the nation needs to learn from the builders of RAJKOT, as to how with such thin margins they delivery “WORLDCLASS QUALITY WORK!”


REAL ESTATE AS INVESTMENT TOOL

Ex-President of RBA, Hitesh Bagdai, a globe-trotter clearly bets on the kind of investment returns which RAJKOT real-estate space is able to generate.

Despite the fact that city has no such eco-system to attract real-estate investment, like large corporate set-ups of world class economic activities, where the residential:commercial space and demand ratio is well-maintained at par with national average of 70:30.

But, Bagdai stresses that RAJKOT is (probably) the only destination in the world, where land is traded and you buy a piece of land in morning and it will have value-addition in terms of pricing by evening.

Bagdai, equally stresses on the need of an EXCHANGE just to trade land be triggered from RAJKOT!


ADVANTAGE | INFRA & SECURITY

However, Paresh Gajera, an influential Patidar community member and head-honcho at KHODALDHAM TEMPLE (Divine Holy Shrine for Leuva Patidar Patels) who also dons avatar of PRESIDENT of RBA feels that the announcement of  several infrastructure projects for RAJKOT will continue fuelling the real-estate demand in the gateway city for Saurashtra-Kutch region.

International airport, announcement of All India Institute of Medical Sciences (AIIMS), six-laning of RAJKOT-AHMEDABAD highway and tax-free disposable income in nearby rural areas is somewhere triggering the interest of rural audience to park their property here in RAJKOT, further triggering URBANIZATION and its demographic dividends, Paresh added.


PREMIUM DEMAND

Anil Jethani, co-owner of eveninger newspaper Deshpardeshni AAJKAAL and a real-estate business magnet from city has parked his real-estate business interests across Rajkot, Ahmedabad, Mumbai and Delhi.

Anil firmly believes, the peaceful ambience of the city and its secure tag is so worth of investment, that in recent times people have gone to the extent of “jointly” constructing property, scouting land parcel of their choice in the preferred locality.

With the service growth happening, Anil is confident of the real-estate space of the sector will continue harvesting dividends.

Anil sees reasonable demand in premium-luxury-modern living space with the disposable income and infrastructure thrust given by the present day government to city, especially the SMART CITY project, being monitored by the Prime Minister’s Office directly.


URBANIZATION THRUST & EDUCATION ECOSYSTEM

Amit Trambadia, another RBA member upholds rural pockets nearby RAJKOT as well as the nearby cash-rich district locations of Morbi (Ceramic manufacturing zone) and Jetpur having displayed their investment interest in real-estate space of RAJKOT.

EDUCATION & TOURISM TRIGGERS DEMAND

To support the claims made by Trambadia, the Joint Secretary of RBA, Amit Raja says, this is also tempted several other developers from Gujarat and across Saurashtra region to fish on the opportunity targeting such investors who are looking to migrate to cities and so they have also displayed their properties in SHOWCASE 2019.

Raja claims the Education Ecosystem of RAJKOT is emerging as one real-estate investment magnet for nearby areas, secondly the industrial clusters shaping-up in nearby locations of Morbi and Jetpur there is a class, which travels to work from RAJKOT and returns back to RAJKOT.

Raja also is confident of the commercial space trajectories to rise due to awareness towards tourism destinations nearby Rajkot including Dwarka, Somnath, Sasan Gir which is seen fuelling real-estate demand in Hotel space.


FROM BASICS TO PREMIUM

However, the real-estate idea from basic bedroom-kitchen-hall housing concept is now growing to premium-luxury-modern living with more amenities on buffet, as far as RAJKOT goes.

With SMART CITY project being monitored by PRIME MINISTERS’ OFFICE, the city has started gaining momentum, in terms of infra building.
